SDA End-to-end Solution

Specialist Disability Accommodation (SDA) offers a new way for Australians with disabilities to realise their dreams of living in a beautiful home designed specifically for them.


Our consultants and support staff at NDIS PROPERTY AUSTRALIA work with investors, providers and support coordinators. While our primary focus is on SDA properties, we are also involved in STA (Short Term Accommodation), MTA (Medium Term Accommodation) and SIL (Supported Independent Living) homes.


We strive to assist all stakeholders wherever possible, working with everyone in the community to create solutions for those who matter most: the participants.

What is NDIS Specialist Disability Accommodation?

NDIS Specialist Disability Accommodation (SDA) is funding provided to enable people with extreme functional impairment, or very high support needs, to live in the community and receive the support they need. 


The NDIS has allocated $700 million annually to fund Speciality Disability Accommodation. 


Currently, there is a shortage of adequate SDA properties for people with disabilities because suppliers are unable to meet the housing demand. It is estimated that A$5 billion will be required to fulfil the objectives for Special Disability Accommodation (SDA) and to support SDA participants. The government's new program to build SDA properties has inspired private investors to support the initiative, leading to investments and the creation of new housing. 


All Australians can now feel confident that they, or a family member with a permanent or significant disability, will be able to move into a home that suits their needs, and thanks to the NDIS SDA housing scheme. The NDIS ensures that people with a disability receive the care and services they need, while SDA funding helps provide livable homes-bricks-and-mortar housing-for a small number of NDIS participants who qualify for the funding. 


A liveable home is one that can meet the diverse needs of its residents throughout their lives. These homes must offer easy access, be simple to navigate, and allow for economical customisation. Housing providers must be able to meet participant requirements and satisfy changing needs, all while ensuring maximum independence for participants.


Of the estimated 50,000 NDIS participants who will require specialised housing by 2030, many currently lack access to Specialist Disability Accommodation due to insufficient supply. In addition, a significant proportion of existing disability housing, such as institutional group homes and basic category housing, requires upgrading or redevelopment in the near future. NDIS Property Australia supports participants by providing them with a forever home that promotes independence, improves quality of life, and supports caregivers.

Our NDIS homes are usually 3 or 4 bedroom homes, most often with one onsite carer who manages the lifestyle needs of 2-3 people with disabilities.

CUSTOM SDA HOUSE AND LAND PACKAGES


Specialist Disability Accommodation funding for eligible participants is provided via the NDIS by the Australian government for 20 years, with the possibility of extending beyond that timeframe.

RENTAL YIELDS

OF 8% - 15%


Earn between 8% - 15% per annum net returns, compared to the traditional residential sector's 4% p.a. net yield.
