The property market in Australia is continues to be super-hot as we head towards the end of 2024 and one of our biggest challenges at present is finding the right land to build SDA homes.


So, if you own a relatively flat residential block of at least 400 square meters, with a minimum of 12.5m frontage that is close to supermarkets as well as other necessary infrastructure like shops, services and medical facilities, you have a great opportunity to consider building an SDA house on your block.

Considering a renovation

If you are considering renovating an existing property, you need to consider the following points:

  • The property needs to have been issued a certificate of occupancy on or after April 1st, 2016.
  • The refurbishment must meet the minimum requirements for the selected Design Category
  • The cost to refurbish or renovate the home older than April 1st 2016, refurbishment costs must meet the minimum requirements in the NDIS’ Appendix G—Minimum Refurbishment Costs for New Builds
  • The required minimum costs to refurbish are high, making this option generally not financially viable.
